Steve Garrison

Founder of Personal Warehouse

Jul. 24, 2026 6:45 a.m.

Steve Garrison is the visionary founder of Personal Warehouse®, the defining category creator behind Multi-Flex Space, and the consultant developers, investors, and capital partners trust to enter and win in this asset class. Over 26 years, Steve has delivered more than 2,500 ownership-based units across 38 projects in seven states, totaling 2 million square feet and $300 million in managed assets. Before the market had language for it, Steve pioneered the shift from traditional leasing to ownership-driven commercial real estate, creating a smarter model for utility, income, and value. His proprietary innovations—including the 99-year ground lease, developer-led design-build approach, and Personal Warehouse Financing—have established the field-tested playbook for structuring, financing, selling, and optimizing Multi-Flex Space® projects. Trusted nationwide, Steve helps teams avoid costly mistakes, secure multimillion-dollar financing, accelerate sellouts, and make confident decisions. He is a highly sought-after speaker, host of the MultiFlex Bootcamp, and recognized nationally as a practical visionary and operator.

Sunrise Rotary Supporting Rotary International’s Focus on the Environment

Aug. 07, 2026 6:45 a.m.

Rotary International (RI) has been addressing environmental issues in relation to
humanitarian health for decades, providing the basis for this area of focus on the
environment.  Inspired by RI’s global efforts on protecting the environment, Bozeman
Sunrise Rotary Club established an environmental sub-committee in early 2026.  In past
years, our club has been engaged in several projects that improve the environment,
including riparian planting and environmental education signage at Glen Lake Rotary
Park, fix-up festival to increase home energy efficiency, developing sustainable water
systems in Kenya, and improving infrastructure for healthy school environments in
Nepal. In addition to these existing projects, our sub-committee provides
recommendations on eco-friendly habits with weekly environmental tips in our news
bulletin, and we developed guidelines for our club to conduct green events by recycling,
composting, and reducing plastic.  Our committee is also collaborating with the city, the
university, and non-profit organizations to monitor water quality in the Gallatin
Watershed. The water quality monitoring is part of our participation in “Community
Action for Fresh Water,” an initiative developed by RI in collaboration with the United
Nations. Lastly, the committee initiated efforts to participate in RI’s Operation Pollination,
by proposing an expansion of the current pollinator garden at Glen Lake Rotary
Park. We will continue to explore ways for participating in RI’s focus on protecting the
environment.
